What does a home inspection include?
Every inspection follows the Tennessee Standards of Practice and covers roof, structure, exterior, electrical, plumbing, HVAC, interior, attic and crawlspace. You get a detailed digital photo report within 24 hours, plus a follow-up phone call to walk through the findings.
How much does an inspection cost?
Pricing is based on square footage: $450 under 1,500 sq ft, $525 for 1,500-2,499, $600 for 2,500-3,499, $700 for 3,500-4,499, and homes 4,500+ sq ft are quoted individually. Homes over 50 years old add a $50 surcharge.
What is thermal imaging and why add it?
Infrared scanning reveals hidden moisture, missing insulation, air leaks and overheating electrical that the naked eye can't see. Add it to any inspection for $150 (under 2,500 sq ft) or $200 (2,500-5,000 sq ft), or book a standalone thermal checkup for $300/$375.
Do you offer drone roof inspections?
Yes. A drone roof and aerial view can be added to any inspection for $125, or booked standalone for $225 — ideal for steep, high or delicate roofs.

We offer a re-inspection for $125 within 30 days of the original inspection to verify repairs were completed properly.
